Since 2015, the "orderer pays" principle (Bestellerprinzip) applies: as the client, you as the landlord bear the commission – typically two months' net cold rent plus VAT. In exchange, you're spared listing costs, time, and above all the risk of choosing the wrong tenant. We'll discuss the specific offer in your free initial consultation.
That depends on location, condition and rent level. Thanks to my existing waiting list of tenant candidates, however, I can place many apartments considerably faster than the classic route – often within two weeks.
Before recommending anyone, I check their SCHUFA credit report, proof of income for the last three months, certificate of no rent arrears, and the plausibility of their self-disclosure form. You only receive candidates with complete, vetted documentation.

Berlin has rent control (Mietpreisbremse) and a qualified rent index (Mietspiegel) in place. Before marketing, I check what rent is legally permissible and point out both leeway (e.g. after modernisation, or first letting after comprehensive renovation) and risks. This helps you avoid later repayment claims.
